Metric has been a tremendous asset to our development team at Heywood Wakefield Commons in Gardner, Massachusetts. Early on during the pre-construction process Metric Construction and their team of experienced professionals offered tremendous insight and value to mitigate potential problems. Metric utilized their resources, uncovered certain challenges and positioned our team for success in the completion of a 70,000 square foot renovation of an existing mill building.

The Heywood Wakefield Commons complex consisting of 78 apartments offers extensive common areas, including a living room, library, dining room, wellness center, activities space, and a country kitchen. The building is conveniently located within walking distance to amenities in the town, including the central business district, library, municipal services, and medical/hospital facilities.

The Heywood Wakefield Commons development is a high-profile $24 million project in downtown Gardner. Congressman John Olver and the Worcester Community Housing Resources, Inc. helped the development team secure HUD grants in addition to affordable housing subsidies and bonds from the Massachusetts DHCD, and MassDevelopment. The rehabilitation of the building in accordance with the Standards of the Secretary of the Interior. As a result, the project qualified for both Federal and state Historic Tax Credits, which generated additional revenue for the development process.
